What Is the My Safe Florida Home Program?

The My Safe Florida Home program is a state-funded initiative administered by the Florida Department of Financial Services. It provides two benefits to eligible homeowners: a free wind mitigation inspection and matching grants of up to $10,000 for approved hurricane-hardening improvements.

The program was originally created in 2006 after the devastating 2004 and 2005 hurricane seasons caused more than $33 billion in insured property damage across the state. After going dormant for over a decade, the Legislature revived it in 2022 with $215 million in new funding to address Florida’s ongoing property insurance crisis. For the 2025-2026 fiscal year, legislators allocated $280 million in fresh funding, plus $72 million in residual funds from previous cycles.

For moderate-income homeowners, the state covers two-thirds of the total project cost. On a $15,000 roof replacement that includes secondary water resistance, the state reimburses $10,000 and the homeowner pays $5,000. For low-income homeowners, the state covers the full amount with no matching requirement.

What Roof Improvements Does the Program Cover?

The program only reimburses improvements that are recommended in your official inspection report. For roofing, three categories typically apply.

Roof Deck Attachment

This means re-nailing the plywood sheathing to your roof trusses with longer, ring-shank nails in a tighter pattern. The goal is to keep the deck attached to the structure during sustained high winds. Many older homes in Hernando County were built with staples or widely spaced nails that do not meet current code. Re-nailing the deck is one of the most cost-effective hurricane upgrades available.

Secondary Water Resistance

Secondary water resistance, or SWR, is a self-adhering underlayment applied directly to the roof deck. If your roof covering blows off during a hurricane, SWR prevents water from pouring into your home through the exposed plywood seams. The program allows full roof replacement when SWR is included as part of the project. This is the most common path Protech uses to help homeowners fund a full re-roof through the program.

Roof Covering Upgrade

Replacing your existing shingles or other covering with a system that meets current Florida Building Code wind resistance standards. This includes architectural shingles rated for 130 mph winds, standing seam metal roofing, and stone coated steel tile. When combined with SWR and proper deck attachment, a new roof covering completes the trifecta of hurricane protection for your home.

Other Covered Improvements

Beyond roofing, the program also covers hurricane shutters and impact windows, reinforced entry doors and garage doors, gable end wall bracing, and roof-to-wall connection upgrades using hurricane clips or straps. How the Process Works from Start to Finish

Step 1: Apply for Your Free Inspection

Visit mysafeflhome.com, create an account, and apply for a free wind mitigation inspection. This takes about 10 to 15 minutes. You will be placed into an inspection group and an authorized inspector will contact you to schedule a visit.

Step 2: Complete the Inspection

The inspector examines your roof structure, deck attachment, roof-to-wall connections, roof covering condition, and all exterior openings. The inspection takes one to three hours. Your report is uploaded to your portal within 5 to 10 business days and shows exactly which improvements your home needs.

Step 3: Complete the Prioritization Questionnaire

This step is critical and the one most homeowners miss. After receiving your inspection report, you must verify your age and income eligibility through the portal. This requires your Form 1040 tax documentation. Over 30,000 Florida homeowners completed inspections but never submitted this questionnaire, which means they could not receive grant funding.

Step 4: Apply for Your Grant When Your Window Opens

Applications open in staggered two-week windows based on your priority group. Low-income homeowners age 60 and over open first, followed by low-income all ages, then moderate-income 60 and over, then moderate-income all ages. Funding is awarded first-come, first-served within each group, so apply as soon as your window opens.

Step 5: Get Your Grant Approved Before Starting Work

This is the most important rule in the entire program. Do not start any work before your grant is officially approved. Work completed before approval is automatically disqualified from reimbursement. Once approved, you hire your licensed contractor, they pull permits, and the project begins.

Step 6: Complete the Project and Get Reimbursed

After the work is finished and passes both the local building inspection and the program’s final verification inspection, you submit your paid invoices through the portal. The state processes reimbursement within four to six weeks.
