Metal Roof Cost in Florida 2026: Standing Seam vs Metal Shingle vs Stone Coated (Per Sq Ft)
Call (352) 605-0696A metal roof in Florida costs about $8 to $23 per square foot installed in 2026, depending on whether you choose exposed fastener panels, stone coated steel or standing seam. This guide breaks down the price of each system, what a typical Hernando, Pasco or Citrus county home pays, the line items that move the number and how to compare quotes fairly.
What a Metal Roof Really Costs in Florida in 2026

A metal roof is the most common upgrade question we get from homeowners in Hernando, Pasco and Citrus counties, and the first thing everyone wants to know is the price. The honest answer is a range, not a single number, because "metal roof" covers three very different systems: exposed fastener panels, standing seam and stone coated steel. Each one has its own material cost, labor time, wind rating and lifespan, and the gap between the cheapest and the most expensive option on the same house can be more than $20,000.
Based on the pricing we publish in our Florida roof replacement cost guide, installed metal roofs in our market run from about $8 per square foot at the low end to about $23 per square foot at the top. National 2026 cost guides land in a similar window, generally $5 to $16 per square foot for basic to mid-range systems and up to $20 or $25 for premium standing seam, with Florida sitting toward the middle and upper part of that range because of wind code requirements.
This guide breaks down what each metal system costs per square foot, what a typical Florida home actually pays, which line items move the price, and how to compare quotes so you can tell a fair price from a padded one. If you already know you want metal, our metal roofing systems page explains how we install each type.
Metal Roof Cost Per Square Foot by Type
Roofers price by the "square," which is 100 square feet of roof surface, but most homeowners think in square feet, so the table below uses both. These are installed prices for a full replacement in our service area, including tear-off of one existing layer, underlayment, trim, flashing and the permit. They are the same ranges we use in our own published cost guide.
| Metal system | Installed cost per sq ft | Per square (100 sq ft) | Expected lifespan |
|---|---|---|---|
| Exposed fastener panels (5V crimp, R-panel) | $8 to $15 | $800 to $1,500 | 30 to 40 years |
| Stone coated steel (tile, shake or shingle profile) | $10 to $19 | $1,000 to $1,900 | 40 to 50 years |
| Standing seam (mechanically seamed or snap lock) | $12 to $23 | $1,200 to $2,300 | 40 to 50+ years |
Metal shingles, the stamped steel or aluminum panels made to look like asphalt shingles or slate, usually fall between exposed fastener and standing seam. National 2026 guides list them around $9 to $18 per square foot installed, depending on the profile and the metal. In practice, most Florida homeowners who want a shingle or tile look in metal choose stone coated steel, because the stone granule coating hides fasteners, reduces rain noise and holds color well in UV.
For context, architectural asphalt shingles in our market run roughly half to two thirds of these numbers. Metal typically costs 50 to 100 percent more upfront than a quality shingle roof, which is why the lifespan column matters as much as the price column.
What a Typical Florida Home Pays for a Metal Roof

Square footage of the house is not square footage of the roof. A 1,800 square foot single story home with a 5/12 pitch and normal overhangs usually has around 2,200 to 2,400 square feet of roof surface, or 22 to 24 squares. Hip roofs, dormers and extra valleys add more surface and more cutting. Here is what that same 23 square roof costs in each system using the ranges above:
- Exposed fastener panels: about $18,400 to $34,500
- Stone coated steel: about $23,000 to $43,700
- Standing seam: about $27,600 to $52,900
For a 2,000 square foot roof, which is a common size for a smaller three bedroom home, our published ranges are $16,000 to $30,000 for exposed fastener, $20,000 to $38,000 for stone coated steel and $24,000 to $46,000 for standing seam. Large two story homes with complex rooflines in Spring Hill, Timber Pines or Sugarmill Woods can easily pass $60,000 in standing seam.
Where a house lands inside each range depends on the factors in the next section. The low end of every range assumes a simple gable or hip roof, one layer to remove, a sound deck and easy access. The high end assumes steep pitch, multiple stories, many penetrations and deck repairs.
The Line Items That Move Metal Roof Prices in Florida
When two quotes for the same house are $12,000 apart, the difference almost always comes from the items below. Ask every contractor to break these out so you can compare them side by side.
- Panel gauge and profile: standing seam is typically 24 or 26 gauge steel; exposed fastener panels are often 26 or 29 gauge. Thicker metal costs more but resists denting and oil canning better and often carries a higher wind rating.
- Metal and coating: Galvalume coated steel is the standard. Aluminum costs more but does not rust, which matters on homes close to saltwater. Kynar 500 or other PVDF paint systems cost more than basic SMP paint but hold color far longer in Florida sun.
- Tear-off and deck repair: removing the old roof, disposal and replacing rotten plywood are real costs. Deck replacement is usually priced per sheet, and an older roof with leaks can need dozens of sheets.
- Underlayment: Florida code requires secondary water resistance on reroofs, and metal roofs perform best over a high temperature self-adhered underlayment. Our roof underlayment guide explains why this layer matters.
- Roof shape and pitch: every hip, valley, dormer and skylight means more trim, more cutting and more labor. Pitches above about 8/12 need extra safety setup.
- Trim, flashing and accessories: ridge caps, eave and rake trim, pipe boots, foam closures and wall flashing. In Florida, the trim package must also follow the fastening schedule in the product approval, because trim is often the first piece to lift in high wind.
- Permits and engineering: every reroof needs a permit, and the product must have a Florida Product Approval. Some systems need site-specific uplift calculations.
Why Metal Roofs Cost More in Florida Than in Many States
Florida roofs are designed for hurricane winds. The Florida Building Code, now in its 8th Edition (2023), requires every roof covering to be tested and approved for the wind zone where it is installed, and every metal panel sold for Florida homes needs a state product approval that lists its uplift rating, fastener type and spacing. Higher wind zones mean tighter clip or fastener spacing, which means more clips, more screws and more labor per square.
Two more Florida factors push the number up. The first is the self-adhered underlayment that the code requires on reroofs as secondary water resistance, a layer many other states treat as optional. The second is salt air. Homes in Hernando Beach, Hudson, Crystal River and other coastal areas often justify aluminum panels or premium coatings because steel corrodes faster near the Gulf.
Material prices have also moved. Federal Section 232 tariffs on imported steel and aluminum were raised to 50 percent in June 2025, and metal coil prices have followed. Some 2026 cost guides estimate steel roofing products are up roughly $1.50 to $3.00 per square foot compared with 2024 pricing. That is one reason a quote from two years ago is not a reliable benchmark for today.
Standing Seam vs Stone Coated Steel vs Exposed Fastener: Which Is Worth It?
Price is only half of the decision. Each system fits a different kind of homeowner and house.
- Exposed fastener panels: the budget metal option. Screws go through the face of the panel with rubber washers that age in the sun and need checking and eventual replacement. Good for barns, workshops, porches and homeowners who want metal durability at the lowest upfront cost.
- Stone coated steel: steel panels with a bonded stone granule finish, shaped like tile, shake or shingle. It keeps a traditional look that many HOAs prefer, is quieter in the rain than bare metal and is light compared with concrete tile. Our stone coated steel tile service page covers the profiles we install.
- Standing seam: concealed clips hold the panels, so there are no exposed screws to fail, and the panels expand and contract freely in Florida heat. It carries the highest wind ratings, the longest life and the cleanest modern look, which is why it sits at the top of the price range.
Over 40 or 50 years, the math often favors metal even at a higher upfront price. A shingle roof in Florida sun commonly needs replacement after 15 to 20 years, which means two or even three shingle roofs over the life of one standing seam roof. If you plan to stay in the home for a long time, compare lifetime cost, not just day one cost.
Insurance, Wind Mitigation and Grants That Offset the Cost
A metal roof does not automatically lower your premium, but the way it is installed can. Florida insurers must offer discounts for wind resistant features documented on the state wind mitigation inspection form, the OIR-B1-1802. Roof covering that meets current code, roof deck attachment, roof-to-wall connections and secondary water resistance are all items on that form, and a new metal reroof done to code often improves several of them at once.
Some homeowners also qualify for the My Safe Florida Home program. According to the program, eligible homes must be site-built, owner-occupied single-family homes with a homestead exemption, an insured value of $700,000 or less and construction that started before January 1, 2008. The matching grant pays two dollars for every one dollar the homeowner spends, up to $10,000 from the state, for improvements recommended in the program inspection, such as roof deck attachment, roof-to-wall connections and secondary water resistance. Our My Safe Florida Home page explains how we help homeowners through the process.
Financing can spread the rest. If a standing seam roof is the right choice but the upfront number is the obstacle, ask about roof financing options before downgrading the system.
Common Myths That Distort Metal Roof Quotes
A few beliefs come up in almost every metal roof conversation, and they can push homeowners toward the wrong system or the wrong contractor.
- "Metal roofs are loud in the rain": over a solid deck with underlayment and attic insulation, a metal roof is not meaningfully louder than shingles. The loud tin roof sound comes from panels fastened to open purlins, like a barn.
- "Metal attracts lightning": metal does not make a strike more likely. If lightning does hit, a metal roof is noncombustible, which is an advantage.
- "You can just put metal over the old shingles": some codes allow a re-cover in limited cases, but you lose the chance to inspect and repair the deck and to install proper secondary water resistance. We quote a full tear-off on reroofs so the new system starts on a sound deck.
- "Metal makes the house hotter": the opposite is usually true. Light colors and reflective coatings bounce back much of the sun, which lowers attic temperature and the load on your air conditioner.
How to Compare Metal Roof Quotes
A low number is only a good number if it includes the same work. Use this checklist when you put quotes side by side:
- Same system and gauge: make sure each quote names the panel profile, gauge, metal and paint system, not just "metal roof."
- Product approval number: ask for the Florida Product Approval number of the panel and confirm the fastening schedule matches the approval.
- Tear-off and deck: the quote should state how many layers are removed and the price per sheet for deck replacement.
- Underlayment brand and type: a high temperature self-adhered underlayment is the standard for metal in Florida.
- Trim and flashing: look for matching metal trim, new flashing at walls and chimneys, and new pipe boots.
- Warranty terms: separate the manufacturer paint and panel warranty from the contractor workmanship warranty. Our post on roofing warranties in Florida explains what each one covers.
- License and insurance: Florida roofers must be state licensed. Verify the license number before you sign.
